    VA Loan Myths & Reality

Veterans have earned the right to the best mortgage in the world. Unfortunately, misinformation often prevents them from using it. Let's set the record straight.

    The Real Problem

Many real estate agents and sellers think VA loans are "hard to close" or have "picky appraisals." This causes them to reject veteran offers in favor of Conventional ones. This is a disservice to those who served.

    The Short Answer

VA loans actually have the highest closing rate of any loan type. The appraisal isn't "picky"—it just ensures the home is safe and sanitary for a veteran family. Most issues take less than $500 to fix.

    Myth vs. Reality

Myth: VA loans take too long.
Reality: We close VA loans in an average of 21 days.
Myth: The appraiser will kill the deal.
Reality: VA "Tidewater" rules actually give us a chance to fix low appraisals before they are final.
Myth: Veterans have no "skin in the game."
Reality: Veterans are statistically some of the most reliable borrowers in the entire mortgage market.

    The Veteran Decision Framework

    Why use VA?

    • $0 Down Payment.
    • No Monthly Mortgage Insurance (PMI).
    • Lower interest rates than Conventional.
    • More lenient credit requirements.

    When to use Conventional?

Almost never if you are a veteran. The only exception is if you have 20%+ down and want to avoid the VA Funding Fee (though disabled veterans are exempt from this fee anyway!).
