    The Real Problem

    Many ITIN holders believe they must pay 100% cash or use predatory "rent-to-own" schemes. Others are told by big banks that they simply cannot qualify without a SSN. Both are false.

    The Short Answer

    ITIN loans are "Non-QM" products. Lenders look at your work history and down payment rather than just a government ID. You typically need 15% down and 2 years of work history.

    Down Payment

    Usually 15-20%. Some programs allow 10% with a strong credit history (even alternative credit like rent/utilities).

    Income Proof

    Full doc (Tax returns) or Bank Statements. We can even use 1099s for independent contractors.

    Credit Strategy

    No credit? No problem. We can build a "nontraditional" credit profile using your on-time rent and phone bill payments.

    Scenario A: You have 2 years of tax returns

    Go with a "Full Doc" ITIN loan. This offers the lowest possible interest rate for ITIN holders.
