The ITIN Mortgage Master Guide
You don't need a Social Security Number to own a home in the United States. If you have an ITIN and a steady income, the door is open.
Can I buy a home in the US without a Social Security Number?
Yes. If you have an Individual Taxpayer Identification Number (ITIN) and a steady income, you can qualify for a mortgage. You do not need a Social Security Number or permanent residency.
Expert Interpretation
Many ITIN holders believe they must pay 100% cash or use predatory 'rent-to-own' schemes because big banks tell them they can't qualify. This is false. ITIN loans are 'Non-QM' products. Lenders look at your work history, bank deposits, and down payment rather than just a government ID.
Decision Matrix
Important Nuance
If you have less than a 10% down payment saved, it will be very difficult to secure an ITIN loan. Most programs require 15% to 20% down, though 10% is possible with strong compensating factors.
Down Payment
Usually 15-20%. Some programs allow 10% with a strong credit history (even alternative credit like rent/utilities).
Income Proof
Full doc (Tax returns) or Bank Statements. We can even use 1099s for independent contractors.
Credit Strategy
No credit? No problem. We can build a "nontraditional" credit profile using your on-time rent and phone bill payments.
