The Hidden Danger of Transferring Your Home to an LLC

The Trap: The Acceleration Clause
When you got your mortgage, you signed a thick stack of papers. Buried in there is something called the acceleration clause (often known as the 'Due-on-Sale' clause).
This clause basically says: If you transfer the ownership of the property to anyone else—even your own LLC—without the lender's permission, the lender has the right to 'accelerate' your loan. This means they can demand that you pay off the entire remaining mortgage balance immediately.
Why Does the Lender Care?
You might be thinking, "But I still own the LLC, and I'm still making the payments!"
To the bank, the LLC is a completely separate legal entity. They lent the money to you based on your credit score and your income. They didn't lend it to your LLC. When the title changes hands via a quitclaim deed, their collateral changes, and their risk goes up.

- Refinance into the LLC: You can refinance the property using a DSCR loan or a commercial loan directly into the LLC's name.
